Despite the "Doom and Gloom" you hear about the real estate market, it is NOT difficult to sell a home for TOP DOLLAR quickly.    The key is your house must be "prepared" to sell before it hits the market.  It must have the "WOW Factor" and stand out from the crowd.

I have a system I've used for the past 12 years called the "Four P's" -- preparation, presesentation, price and professional marketing. My listings average 26 days on the market and sell at 98.9% of list price -- yes, even in this market.

The Four P's are simple:

1. Preparation:  if your home needs paint, carpet, updating, etc., do it before introducing it to the market.  If your appliances, furnace or roof are older than 10 years, have them pre-certified to avoid costly expenses during the buyer's inspection.

2.  Presentation:  your home must show like a model, and it's my job to help get you there.  The easy part is to start de-cluttering. Get rid of all extraneous items like furniture, pack the family photos, clear the countertops, etc.  If your carpet is old, replace it. If your house needs to be painted, paint it.  You will not only get your money back on your investment, but you will likely double it.  In addition, clean, fresh smelling homes sell more quckly and for more money.   I will also hire a professional stager to come in for the finishing touches.  Your homes will stand out from the crowd and will sell for TOP DOLLAR.

3.  Price:  If you have No.1 and No. 2, you can push price, but not too far.  Price is a very simple formula appraisers and buyer's agents use to determine market value.  Simply put, value is strictly determined by comparing your home to "comparable" homes in your neighborhood that have sold in the last six months ... period.

4. Professional marketing: I have a Master's Degree in Business Marketing, which has helped me sell and market my listings very successfully over the past 12 years.  Your home will be advertising with professional photography, Internet exposure on over 300 websites, MLS, direct mail, networking and more.  I guarantee every potential buyer in the marketplace will have 24 hour per day access to your listing.
